I would just continue to g et through the rest of this lease with her.  You should get the late fees since she is always a little late. I would not want you go through an eviction and it sounds like she Is just struggling but still aware of her responsibilities. Stick it out but give 60 day notice that you won't be renewing. 

See if a parent or family member will co-sign. Do a credit check on cosigner and send them an email asking them if they will mail you a check after their son doesn't pay the rent.   Have them sign a cosigner agreement.

Like Alex suggested,  remove the Water Saver. If you don't know how to do it check YouTube or get someone who knows how to locate it. An LED light bulb in the garage can interfere with g a r a ge door operations.  Replace with an incandescent bulb or anything but LED.

Try zillow rental manager app.  Zilllow can also give you a Zestimate on the rental price and compare similar recent rentals in the area on Realtor.com  You may not be at market price. 

Have a tenant with no lease for a decade. He does pay but may not pay the increase . I have nothing in writing.  I inherited tenant.  I will be finally raising rent $200. If he doesn't pay the rent increase, I will evict. My question is, am I better off if I have to go to court in Florida to evict later to have a new month to month lease in writing to show the judge or stay without a lease and just tell the tenant verbally the rent increased $200.  Not sure which way i have an advantage if I have to go before a judge to evict. How do the judges respond to a landlord with no signed lease in writing? I want the option that is easier to evict if I have to. He can be spiteful.

A homeowner does not need a rental license to rent his properties. Please explain.
