Maybe the termite company is just suggesting the new buyer keep an eye on it by treating once annually to prevent any future terminates. I know people that treat once annually just so the termites don't come back.  I would clarify with Termite company then explain to the buyer that it's just preventative maintenance.

Is the property zoned for multifamily? Call the city and find out what you can build on the property,  how many stories, parking requirements.  

I have had the water dispenser in the door stop dispensing. Got that fixed.   Then ice stopped coming out of dispenser 1 yr later. Fixed that. When I replace it,  I will probably only buy a refrigerator with an ice maker and a filter, but not in the door. I think when they are in the door you have more issues.  In your situation,  I would offer to buy the new refrigerator without the water and ice in the door and reduce her rent a few dollars if that makes her happy. If she wants to keep the old refrigerator,  then I would fix it. She may not even use the ice and may only drink bottled water.

You can request copies of their last 3 checking account statements. See if it looks acceptable regarding inflow and outflow.  See if rent checks were paid on time though their checking account.

You were more than patient and generous. She should be very thankful.  She can take it up in  court if she is unhappy but she will lose.

If her lease was up, she removed all her furniture and everything from unit, I would have considered that she moved out. I would have taken the cost to replace keys out of security deposit and just changed the locks immediately.  Were you advised not to do that? Maybe the laws are different where you live. I am in Florida. 

In Florida you have to either send a Notice of Non-Renewal by Certified MAIL or Post the notice on the door at least 60 days prior to end of lease.  Check landlord-tenant statutes in Hawaii. There you should find details. 

There are so many jobs available now with no one to fill them he should be able to get a new job right away. Wages are up too.

Home Depot has a test kit for under $9.00. The package indicates they email you a result after you mail them 2 sample pieces.

Did you get an answer as to why they suspect asbestos?
