I have been charging $250 Nonrefundable pet fee. I only charge it when they move in. If they renew lease. I don't charge the fee again.

$75 an hr is $156,000 per year for a 40hr work week! That's ridiculously high!  

How much money can you go to small claims court for in California? In Florida,  they limit small claim court  suits to $5000 max.  

Get samples, scratch them, hit with hammer, then drop them to see how they perform. Can you see the scratches easily?  Will heavy furniture leave impressions on the vinyl. Does it chip easily?

If your listing agent put it on the MLS then she would have to write in the percentage of commission or flat dollar amount that the selling broker gets. Notice I said her Broker, not agent. The agent gets her split from the broker. If it was never put on MLS then no commission through the MLS. Your listing agent should answer your questions.

Florida can raise your assessed value up to 10% every yr on investment properties and they usually do. 

I would not follow up.. When they cash the check. you will have confirmation they received it. Plus you already have ups tracking number.  

@DavidLatu  David, Did you get the results of the appraisal? 

I think a $375,000 single family home should rent closer to 1% of the purchase price. If you are paying $300,000 you should at least get close to $3000 per month by the 1% rule. These tenants have a lease so you don't even have an opportunity to raise the rent.  They will leave if you raise it even to $2800 when the lease is up. Did you check the rented amounts of other $375,000 SFHs in the area?  I would not buy from a family member. Unfortunately, even if you are trying to help her out, that will always comes back to bite you.  Have her find another buyer or keep it and raise the rent next lease and qualify new tenants. Buy your own investment,  you will be happier and learn from your own mistakes,  not try to correct your sisters.
