Ken Jones don't be "that" kind of landlord lol. But after you get the window repaired, make sure you suggest that your tenants get renters insurance. It's usually pretty cheap and it'll help the tenants with their belongings in case this type of thing happens again. Just my two cents.

I just want to say that the abundance mentality is real! Thanks to Joshua Dorkin for starting Bigger Pockets. A place where we can learn from each other and share experiences. About 20 of us met in Houston yesterday to network and it was truly a wonderful experience. After meeting a lot of great people last night at the event, I was able to take a new investor from out of state (don't want to share the name without permission) with me to one of my projects that is currently being rehabbed and also to experience getting a repair bid from a contractor on a property that I just got under contract yesterday. I hope I was able to motivate the investor to take action! Let me stop rambling... I just wanted to share what the end of the week was like for me! :)

I agree; it's still a great place to invest. I think the worst part of oil and gas slump is behind us, with the number of rigs starting to come online is back up. Although we did lose some oil and gas jobs over the last couple of years, which has cause a slow down in properties above 400k. The number of medical jobs increased in the city over this time as well, which is helping the rental market. I personally just closed a great deal last week and I'm looking to do more deals! Hope this helps anyone looking to invest in Houston. #AbundanceMentality

Trevon Peracca that is definitely something I am open to in the future... As I continue to get comfortable investing in both SF and MF here in Texas.

Trevon Peracca I mean investing as a JV, a partner, and even as a passive investor to own a % of the LLC that will own the business.

For those that have become full time investors (landlords & flippers, not wholesalers); how much starting capital did you begin with and what strategy did you use as continuing to raise capital once the W-2 income went away?
