Sounds like you have made some great steps already.  I'm only on my first property, but I have been thinking about looking out towards Winchester.

@David Gellner Have you come up with a good list of sources/tools to use when looking for a new market?

I agree with @Dean Letfus City-Data is a great source.

Anybody else have some good indicators that they look at for market trends?  If everyone could mention one, then we could have a great list.  

So far it looks like we have;

  • School ratings (What source do you use?)
  • Population Growth (Census)
  • Employment Numbers/Growth (Bureau of Labor Statistics)

I figured as much, but I just wanted to check with others' opinions.

The area is definitely hard to make cash flow.  If anyone has any opportunities for deals and/or partnerships within the general NOVA area, let me know!  I'm searching for a 2-4 unit within an hour or so driving, i.e. Winchester.

Asking everyone/anyone:

Do you believe the Metro will make home values appreciate?

Will rent prices go up when new Metro stops open close by the rental property?

I ask this since the Metro is planned to go into Loudoun county in the next 5-10 years.  I figure this may create higher rental prices since people will be able to get to the airport and into DC much easier.

 I'm very interested in hearing what others will say.

As for me, I'm just a homeowner in the NOVA area.  I have been inching towards my next purchase and it seems like it may be hard to stay close.  My research, which is not really that much, seems to show that the area is hard to find good cashflow and returns.  I have yet to find a 2-4 unit and have found out it is due to many local restrictions on these type of properties.

I am more interested in getting more knowledge about further out markets like Winchester and Fredericksburg.  Anybody have some insight?

@Brendan Henry Just found this while searching on BP.  Have you made any moves into Richmond? 

I'm in Herndon, but am looking to get property withing the 1-2 hour range.
