Bothell, Lynnwood and Monroe have homes at affordable prices. With the hot Washington market all of the house near google are million dollar plus range.

Would they be open to a condo or townhouse?

Or having a longer commute?

If they mover further north to Lake Stevens or Marysville they will have a bigger selection for half the Kirkland prices.

I am on the hunted for my first multi family property with my sister as my partner in the state of Washington. We are seeing a lot of properties with tenants that are on "month to month" leases. Is this a growing trend due to the COVID moritorium on evictions? Should we keep practicing the leasing pattern going forward?

@Scott Lennon This question must be answered on a State by State basis. Each local market will be hit differently. Washington State real estate market is still hot!! The only change I see in the future is that it will change to a buyer's market. A lot of people are waiting to sell their homes and some landlords my get out of the business next year causing a flood of inventory. Due to the strong tech companies here more people are relocating to Washington for work.

I see nothing but opportunity for investors who want to buy and hold in 2021.

Do you have a city or county you want to live?

Are you going to mange the property yourself ?

Your next step is to find a agent and a lender. You need to talk to the lender about how much you’re pre-qualified for a loan. This will help narrow your search. The search is where your agent will come in hand. Your agent will find the correct property type at the right price point. Then you need to contact property management group about what rents are like in that area. If you’re not going to manage the property yourself this is a good time to ask the management group about price to manage the property.

There is opportunity everywhere! Your job is to find out if it’s the right opportunity for you.
