hi. Is try to give some good thought about the content. 

I find it  hard to choose the right content to maximize responds .

Try to send few version of content so you will be able to compare and evaluate your hit rate.

Hi.

We manage and own a large portfolio of brownstone in the Bronx.

Monthly expenses are about 2500$ monthly.

That's includes tax water utility plp,insurance vacancies...and maintenance.

I can pretty much say those numbers are acurTe as they represent a large number of property managed.

hi must I say I agree with my friends here. You cap rate should include 30 to 50℅ expenses.

Maintenance

Insurance

Taxes

Water

Vacancy

Eviction 

All should be in you calculation.

hi. Your prices are ok.

A year ago I would say this is a bit high ..

It will make a nice cash flow if you plan to hold it but if you consider selling I'm not sure profit will worth the effort after paying brokers fee and closing cost..

. I am working in the Bronx for 10 years now . Started as cash buyer and today we do more like assets management.

Bronx is a great area to be in right now. Last few years was rough but now it looks like prices are booming.

Your investment should be very smart if you plan to hold it for few years at the Bronx .
