I think your idea is the right thing to do.

We manage our properties with a virtual pm call center. My office is very quiet to welcome new leads since.

I get all updates and rent to involve only when needed.

Hi. As long as you are not personally involved with rent collection or leasing. You are not have to be licences re.

We are pm for  investor's always use brokers and agents to deal with tenants.

Our information system operated by our office call center managed by broker but I don't think it's a must.

I'd be happy to hear more ...

hi. I know some companies who give full back office support all around the u.s.a

They have great call center which follow up each tenant at full aspects .

Along with my good Atty they are doing awsom work.

Hi.

We are using buildium with our services.

Out call center makes a very fast introduction for our new one once they are joining us.

So I can say that it give good service on the learning curve which is important for your peace of mind.

Our services include mainly back office services for pm companies as wel dyi landlords.

Indeed it's verybhatd to gain a good cash flow from rentals.

At this point of your story I think you need to think more about fliping some properties and than make your investment to keep..

That way you can purchase fee deals and manage your own for a while untill you are ready to let it managed.

Diy management is much easyer with today's technology. And it'll get even easier.

To find good flip you will need to work hard.

I always buy 30 to 40% under market value than full renovate and than sell 15% above average market.

Real estate was always hard work and calculate risks should be taken .

But if you are dedicated you will succeed

hi. I have started my business with my own investments . After a while people start coming over and ask for a good advise...that's how I got more and more leads.

I hope to find another way to expend here with BP.

Franchise sounds like. Good idea..

But still you will need to find your own customers.
