@Mustafa Abdulali of course there is always a buffer so there is a wiggle room.
See the property then look at the comps that should give you a clear picture.
How is the market in Naples ? I'm closing on 3/2 SFR in Kissimmee this month
And planning on moving down there, 20 years in New York and 6 years in PA
I'm tired of shoveling the snow lol.

@Mustafa Abdulali that $10000 is just the assignment fee that the wholesaler is charging you on top
Of whatever he is making on the deal. Find out how much repair this property needs and what is the cost
Associated with that ( come up with your OWN repair cost don't take his) then look at the ARV to see if
This is actually a deal you should go after.

@Meghan Helbick HOA can really kill a deal from cash flow perspective. You can find one with at least low HOA if you focusing on SFR and condos. Just got 2/3 house in Indian wells Kissimmee with $35/year HOA.
