Congrats on your purchase @Chris Bisaillon. I second what @Will Fraser says completely. I have found that using turbotenant.com and Facebook marketplace works well in my area.  The more people you appeal to the better your chance of finding the best qualified tenant. I just finished @Brandon Turner's book on managing rentals and its a must read for new landlords.

I just went through this in a duplex we recently renovated. I ended up using one from lowes and just made a frame from left over door casing to space out the heaters box and cover.  Looked like it was meant to be when I was finished with it.  

@Michael Ealy So if I can get them bought for 400K this deal would still work. Factoring in 5K a unit for upcoming repairs and getting the loan for the 475K

Thanks @Michael Ealy Its in a good location and rents are stable in this area. Are you saying add the Capex of 5k to each of the 14 or just the 3 to get ready?

@Jeremy Goldizen I didn't add the others because they are rented currently but there would be a possibility turnover could happen sooner than expected. I do however have some cash reserves for this just in case.
