Good point, @Alexander Szikla. I think James was saying that landlords in Memphis can add tenant-caused damage to the tenant ledger, which means the tenant has to pay it before they leave. If the tenant leaves without paying it, then that outstanding balance can be collected from the security deposit or in a worst case from a judgment.
Maybe James is saying something different, but that's how I interpreted it.

It's been a while since I read it cover to cover, but I'm pretty sure one the big takeaways from Millionaire Real Estate Investor (by Gary Keller) is (1) know value, (2) find opportunities, and (3) make deals.
Just like you're saying, @Richey Ward, knowing how to assess a property's value is hugely important.

Good post, @Richey Ward. I usually prefer for my deals to stand alone, but I have offered to have my loans cross-collateralized with lenders before when the opportunity makes sense for the deal. As you mentioned, it's a nice tool to have in the tool belt, especially when you want to move quick.
