@Ryan Bartlett, I've done a number of quit claim transfers over the years in Memphis.  I typically use a local real estate attorney to prepare and file the QC deeds.  It's a negligible cost to make sure everything goes perfect.

I like how you are thinking @Christopher Garcia. Just like @Allie McAlister posted, we are seeing the same thing in Memphis. I made 2 posts earlier this week that said pretty much the same thing you did. It looks like the BRRRR time is coming!

To me, the 4 horsemen of your buy and hold real estate team are your Agent, Lender, Property Manager, and Contractor.  

The great news is that you can build your team before you need your team.
