Welcome to BP and welcome to Orlando! Andrew Davis is clearly a great resource and has helped me tremendously get my REI business off the ground - I highly suggest connecting with him.

Hi Greg, the messaging may differ based on the list.  If your list is primarily absentee owners, you may say something to the effect of "tired of land lording? bad tenants? I will buy your house cash"

If this list is foreclosure or tax defaults your message may be different.  If you check out some of the yellow letter mailing companies they seem to have templates displayed which you can borrow from what they're showing.

Welcome, I am in Oviedo myself.  I am a cash buyer for Seminole and Volusia County.  Please let me know if you need any extra info from me for your buyers list.  Thanks!

He has a pretty good free course online. I learned a lot from it, of course there is an offer to be a student of his but the course is still free.

Jorge Soto I can vouch that Scott Costello has some great material, also there are some good tutorials on YouTube most of which are by Scott or a few other investors. Once you learn the basics Podio is a great tool

Scott - your content is top-notch.  I have been more than impressed w/ what you make available to investors.  In a world of Guru's, it's a blessing to see folks providing some of the industry secrets out of the will to help others.  Thank you!

Here is what I send to the houses I find while driving for dollars, thus far has been my only source of lead generation:

{{Date}}

Dear {{First Name}} {{&}} {{First Name 2}}

My wife and I may be interested in buying your house at {{Property Street}} in {{Property City}}

We are not real estate agents. We don’t want to list your house.

Here are some of the things that we can help you avoid:

  • Leaving your house vacant and vulnerable
  • Possible loss due to foreclosure
  • Paying closing costs, commissions, or other fees
  • Payment of insurance and taxes
  • Renting and management headaches
  • Repairs, updating, or even cleaning

If you are interested in selling your property, please contact us immediately. If we can come to an agreement, we can usually close in a very short time.

You may call or text us at ___-___-____

If you are not interested in selling at this time, please keep this letter should you decide to sell at a later date.

Sincerely,

Doug Vigliano

As for me, I'm looking to hone my marketing skills to find motivated sellers, allowing me to buy properties at 55% ARV, once under contract I intent to rehab the property and get it tenanted, shortly thereafter refinance the property with conventional financing until I am tapped out. At that point I will look for more creative solutions to continue growing my portfolio.
