Hi, my question is about Bandit Signs. My area seems to be somewhat okay with them, but every few weeks you see all the signs disappear. Is it best to place the bandit signs and leave them for max exposure or create a routine to place them on a Friday and pick them up end of day Sunday? Any feedback would be appreciated. I know there are a lot of people who don't use bandit signs and like to voice that opinion, this thread is aimed at the ones using them and the best practices. Thanks!

Hi Jessica, a warranty deed is more of a traditional sale meaning a title search is done, there are no outstanding liens on the property and the property is purchased with title insurance (many investors will still buy properties with liens, especially if it's code enforcement or something negotiable).  You should still be able to wholesale the deal either way, but would need to notify the end buyer of the condition.  If you work with an investor-friendly title company, it should be no problem.  I work with @Ryan Kopczyk at SE Pro Title, he can help you out.

Hi @Account Closed, I have no issue closing on it myself.  The contract that the seller signed is assignable which is why I'm offering it as a wholesale deal.  Especially because I have two other properties closing this month.  Thoughts on listing the house on Zillow?

What are you thoughts on listing a wholesale deal on Zillow to get more attention?

My concern is the homeowner see it listed and question my intentions, but at the same time the homeowner doesn't even have an email so I doubt she is looking on Zillow ....

Hi Felicia, I would highly endorse @Andrew Davis as an investor friendly realtor.   He is the top guy I know of and I've spoken with DOZENS!  Also for an attorney you may want to lookup Hope Richards, she also happens to be very knowledgeable on Land Trusts if that is part of your investing strategy.  As far as a Title Company, get in contact with @Ryan Kopczyk
