I am seeking any guidance or recommendations on more advanced Real Estate investing books. Particularly but not limited to scaling, strategies, commercial etc. I have read everything I can get My hands on and have multiple units but looking to grown and further education beyond the how to get started books.

(Buying used books has been my greatest investment)

Hello all, RE investor from VT. under contract to go from 2 to 7 doors! In anticipation/preparation looking for a free resource for potential applicants to fill out an application online and have it submit to me directly through email or something similar.  Currently I have application available on my website but it is PDF form and not submitable unless applicant scans or takes a picture which has been problematic.  What do you use?

Hello all, hoping to find some interest in an REIA in VT. Seems as though a few existed pre pandemic but may have fizzled out? I've messaged a few on this thread but yet to really find anything. I'd be happy to travel or if there is any interest reach out and let's get it off the ground. I live in Jericho, have properties in Johnson and work in S. Burlington. Hope to connect with some of you soon.

Post: Can you syndicate a small Multi-Fam/Duplex?

Hello All!

This is my first post! Currently under contract on my first building.   In looking toward the next I am wondering if it's possible to syndicate a small multi family and how to structure such a deal.  I am really excited about real estate, and have shared that excitement with anyone I can in hopes of finding potential investors.  I have created some interest, but I dont know what is actually realistic for terms.

Example:  I find the deal, secure the financing, and do all the property management / tenant interaction...If i found someone else to put the entire or a large chunk of down payment what kind of profit/equity split is reasonable?

How can I present these terms to a potential investor which would seem appealing, as well as give them some kind of protection?  (Ex: lein position etc?)

ANY help / guidance is so GREATLY appreciated
