Hi @Kevin S., by locally based, do you mean you are looking for an attorney in Colorado Springs? I'm an RE attorney in Denver and my firm has extensive experience in quiet title actions. Hi @Manuel Perez, I'm a RE attorney in Denver, and I'd be happy to assist with your contracts.  That being said, I'd encourage you to use the standard Colorado Real Estate Commission form contracts and get an attorney to draft assignment language.  

As @Jon Holdman suggested, you could hire an attorney to appear on your behalf at the return hearing.  Many attorneys do a flat rate for eviction actions, but some might be able to just charge you for the court appearance, if that's all you need.  If you need another referral, shoot me a message.
