I have subscribed to a service that gives me access to a lot of wholesale deal listed in a private marketplace. I would like to offer some of these properties to my buyers list. What advice would you have for me on this? Anything you can think of would help! Here are some questions I have thought of.
When contacting the seller, what should I say to them, how do I work out an arrangement to get paid for referring the buyer to them?
How much should my referral or bird dog fee be?
How can I ensure I get paid?
How generally should I go about this?

I have listed all the details I have on a wholesale deal I am working on that is in the country 72 miles east of Tulsa, Oklahoma. Please let me know if this looks like a deal, if I should go ahead and pay the money to get a BPO, and if you have access to the MLS and can help me with some comps that would be great.
Owner thinks the comps
would be 120-125K
Zillow says it is worth
116,000K
I don't have MLS Access
so if anyone on here has it and can help let me know

A friend of mine on facebook gave me this lead.
I was watching this foreclosure house when my daughter was looking for a home. It sat for 3 years waiting for foreclosure. I located the owner and tried to do a short sale but the lender wouldn't budge. The house is 1500 sq ft with 3 bed 1 3/4 bath. The house is in great shape with NO structural issues. It's located on a great street in a good neighborhood. If you're interested I'd like you to contact my realtor, she's really easy and good to work with. The house is listed at $78k but if I were to put in an offer I would start at $60k. I really think you can get the house for $70k or less. The house has dropped $20k since originally listed cause the Bank really needs to get rid of the property! Also, the average price for a home in this area is over $100k.
Can you please tell me what I am looking at here.

I need advice on how much of a share of the profits I should offer to someone who is funding marketing for my business.
I am seeking someone who will fund me since I have all kinds of time but don't have money for marketing. I would be doing all the work. So what would be a fair percentage of profits that I should give this silent partner?
