@Sean Sloop what areas of Lansing do you currently invest in? 

Post: STR Owner must live within 75 miles of unit? Is this normal??

@Travis Juntti do you have STR or LTR? I noticed your in the Howell area not to far from Lansing.

@Jason Valchine not seeing a ton of reduction in multi family yet. With the federal stimulus and now the state Eviction diversion program it is delaying a potential slump in pricing. With the right tenant management in place it should reduce to many payment delays. 

Now the deferred maintenance is it has to be fined or could be done with future cash flows?

@Jordan Chinery yes Lansing can be a great area to invest in. There can also be great areas to invest right around the road from your own home. The one thing you have to ask yourself is what is your specific strategy that you want to deploy and what will your level of involvement be? Once you have decided that you can start figuring out depending on your budget what type of properties you will invest in first.

@Jason Sousa it this part of a company wide lease agreement or a MLS agreement would be my first question? If it is company wide I would ask the company why they would put this language in the lease. If MLS lease. Depending on if the owner agrees with a change to the lease. I would strike it out and put in its place something stating that the tenant agrees to pay for all damage they or there guests cause. That being said I am not a lawyer so if you have one of those friends you could always ask them as well. Let me know if there is anything else I can shed some light on.

@Jason Sousa Being that he is a tenant I would use a lease form only. Always make sure to send the lead paint disclosure information as well.
