@Chris Robinson you mentioned you are in Michigan. Which part of MI are you in? I am an investor property manager in the Lansing area, and would be happy to answer any questions about the market here in Lansing.

@Sean Sloop Jackson is quite a bit like Lansing asks far as price points go. You can find a 4 bed 2 bath for $45,000 and rent for $925 a month on a property you may not be able to BRRR because of the neighborhood.

Battle Creek is a bit more unique for the BRRR strategy. Your looking at the initial price from $30 to $50k and adding any where from $20 to $40 k then to rent role in the $925. As we grow and fine tune our skills in these new markets I will keep you updated.

@Joshua Simms read and learn from others trials and tribulations! After than I did some dirty work in the trenches of  a property management company. @Gawaine O'Gilvie yes you could start investing in a couple Markets in MI with $50,000. You may be able work with a local lender to leverage your cash on hand. I would be happy to discuss what is available in MI and answer and questions you may have.

@Adam Cole look for community banks or credit unions in the areas you are looking to invest. They are not only invested in the community, but making it better. If they can help you invest in residential properties that make the community more liveable. Not being from the area I am not sure which lenders would be preferred.

@Joe S. the best options would be local credit unions or a private lender. Local Credit Unions have the advantage of knowing the area and being able to assess the homes on a per home basis, some also keep their loans in house which allows them to make these out of the ordinary loan types. On the flip side private lenders rates are getting more and more competitive as the market is getting hotter, so depending on who has capital this is an option.
