Thanks.   He does not care about the square footage on the purchase and I did not see that option when posting like I have when I have tried to sell property.  However, I will check a little closer as I have another one to post

My clients needs to find something in the commercial retail or office space.  He needs to spend 2-2.5 million and it needs to be anywhere from Jacksonville to Titusville and everywhere in between.  if you have something that meets that criteria, please let me know.

@Dave Foster is correct as usual.  The only addition I would add is that if securing a loan for any reason is something you feel is impossible, I have heard of a group that is very forgiving of past issues should that even be a factor.  The better part is that they focus on the 1031 industry and they are in the 6-7% range and only charge one point so the loan terms are very good as compared to some other groups I have seen in the market place. I am not familiar with that requirement as the replacement property does not have a ceiling on it.  It sounds like you might be referring too one of the three available replacement property identification rules which allows you to identify any number of properties as long as the combined value of the identified properties does not exceed 200%.  Make a little more sense.

you can use the proceeds to purchase two different properties and to secure the full 1031 Exchange Benefits, you need to ensure the combined value of both properties is equal to or greater than the relinquished property, less reasonable closing costs, which does not include the payoff of a mortgage.  I hope that helps

you can use cash from an unrelated transaction or from anywhere really and reduce the mortgage requirement dollar for dollar to the extent you have a mortgage requirement  I hope that provides some help
