I am a native of Jacksonville and know the area very strongly.  I know 6 turnkey off market properties right now that might be a good fit depending on what area of town you are looking for.  5 of this 6 are in good locations and of those 5 three are in fantastic locations.  However, he will only sell them all as a package deal but all the tenants have been in there a while and are long term.  Having said that, if you need more input or want to speak directly, you can simply contact me directly concerning this matter.

Just make sure to ask for references, ask for proof of insurance (malpractice and Fidelity Bond) as well as professional licenses as you can verify if they have had any complaints of any sort. See if the present at functions as a subject matter expert, look them up on LinkedIn or other social media outlets to check for reviews, education and experience. However, the most important thing is to ask for references and actually call them!

Now if you are looking for stories I have heard many that would blow your mind what I have seen and heard of people doing. Anything from day trading with the money to buying anything their heart desires so you definitely need to be careful. I would like to think that for every bad one we have 3 good ones as the bad ones, with time, will be weeded out.

I am a native of St. John's county and @Eugene Kemp is correct about the expensive quality of life. However, the primary attraction for people moving there is the school system and so you will have many families looking to establish residency there.  You can also get a decent amount of bang for your buck purchasing in fruit cove or Switzerland and pay much less but you will be away from the beach so it does depend on your goals.  However,  there are many opportunities in the Jacksonville area as well and, being a native of the area, and being involved in real estate from every possible angle, including being an agent, certainly put me on the list to contact if you need any assistance as well.

There are several things that you can do to minimize the possibility of ending up with a bad deal. The issue is that you have other identification abilities and are not restricted to the three-day method for some reason. Additionally, there are other opportunities I refer to as fail safes which can include DST's and TICs both of which, assuming you align yourself with the correct person or company, will often provide a better rate of return than you can receive yourself. Again, these are some suggestions to alleviate some of the stress you are inserting upon yourself unnecessarily. I do think you have options available to you that will prevent the "worst case scenarios' that you are envisioning are not going to come true if planned out correctly with the right professional.

@Bill Exeter is correct.  I would just add that if combining the properties is still a consideration, on the date of the first closing of the first sale, be sure that you utilize that date as the date to measure the identification period of the replacement property(s) unless and until you have officially ruled out combining the properties into one exchange.  Good luck!

usually, it is a flat fee for one sale and up to a few purchases but I would certainly get it all cleared up first so there are no surprises down the road

I agree.  As a native of Jacksonville, it is commonly referred to as a big city with a small town mentality.  Part of the reason is because is so large and spread out.  I invest a major portion of my personal assets in the area and have always done well

Yes @Mark Creason is correct because California does require annual informational returns because they, I am guessing, are the first of many to start "following the money" so to speak so also make sure your CPA that handles your tax work is familiar as that is where the real issues are likely to arise
