Totally get where you’re coming from—when you’ve been through the process before and have a solid handle on what you want, it’s tempting to go it alone. But there are some key advantages to working with the right agent—especially one who understands investment property and knows how to bring more to the table than just opening doors.

A great investor-agent won’t just help with showings—they’ll run the numbers with you, flag potential red flags others might miss, and guide you through negotiating a better deal (especially on cash purchases where you’ve got leverage). And here's something a lot of buyers overlook: in most cases, the agent's commission is paid by the seller. A savvy agent can often negotiate their fee with the seller’s side, meaning you get full service without it costing you extra.

You also get someone who makes sure every piece of due diligence is handled right—zoning checks, condo docs, rental restrictions, and long-term resale or rental strategy. These things can make or break your ROI.

Bottom line: the wrong agent is a waste of time. But the right one can be a strategic asset—especially when you're making an investment move.

1. Parties Involved

2. Purpose of the JV

3. Contributions & Ownership

4. Profit & Loss Distribution

5. Decision-Making and Management

6. Exit Strategy

7. Duration and Termination

8. Liability and Indemnification:

9. Confidentiality

10. Governing Law and Jurisdiction

11. Default and Remedies

12. Miscellaneous Provisions:

Force Majeure: Include a force majeure clause to address events beyond the control of the parties (e.g., natural disasters, pandemics) that could impact the JV.

Amendments: Specify how the JV agreement can be amended (e.g., requiring written consent of all parties).

Assignment: State whether a party can assign their interest in the JV to a third party without consent from the other parties.

Right of First Refusal (ROFR): If one party wishes to exit, the other party may have the first opportunity to purchase their stake.

Buy-Sell Agreement: If disputes arise or a partner wants out, a buy-sell agreement can dictate how their interest is valued and bought out.

Partnerships in real estate? They can be either rocket fuel or dead weight—it all comes down to alignment. When you partner with someone who complements your skill set and shares your vision, it’s a serious power move.

My biggest win was teaming up with someone who was a numbers person while I handled the deals and relationships—we scaled way faster than I could’ve solo.

That said, my biggest regret? Jumping into a JV early in my career without a clear operating agreement. Let's just say misaligned goals and unclear exit strategies can turn promising deals into costly lessons real fast.

Bottom line: partnerships — like relationships — work when the foundation is solid—trust, communication, and contracts. No handshake deals.
