I just heard from another investor the other day that some counties may have restriction that you can't sell until the 1st deed is filed.  I have not heard that restriction in NJ (I am not an attorney) but definitely worth asking if that could be the case in your market where the transaction is going to close.

There a lot of others but not close to where you are. If interested let me know. Since you already got your RE lic. and access to the MLS. I would try to gain as much knowledge from your broker where your lic is. Especially if they know the areas you want to buy in. Also I would use Bigger Pockets for its tools (I believe you need to be Pro account to access the house Flipping Calculator and other calculators) and ask as many questions as I could. The community here is great for sharing experiences and opinions. While I am not in your market if I can be of any other help please feel free to connect.

Always great to meet local Monmouth and Ocean County investors. This is a great place for networking and gathering and sharing information. If you are looking to build your business for Investors you need to first you need to find more investors. I would start out with some local REI group. I am a member ofhttp://sjreia.org/ I have found the people are really great and share a lot of incredible information but it is based out of Cherry Hill and not a lot of local Ocean County members. Their is a Sub Group from this REI based in Ocean County you may consider checking out. http://sjreia.org/225-ocean-county-subgroup/ Lisa Lopez the Group leader is a fantastic resource. (Full Disclosure I am an agent in her Office) but for me it is for the MLS access mostly. Also there is a new Meetup starting in Asbury Park. Also @Mark S.  from Bigger Pockets here runs an awesome Central Jersey meeting.  If you put in key word central jersey meetup you will notified when it is occurring.
