I'm beginning my search for a vacation rental in Maui. I'm open to most areas, but my primary goal is to optimize net returns. I'm planning on representing myself for the purchase, but I would like to look for a PM first, in order to help identify specific condos and areas. Does anyone know of any great PM's? I'd love to connect with anyone who is self-managing their STR's in Maui, who would be open to picking up another unit to manage.

One way to structure this kind of deal is to create an LLC with a clear operating agreement. Also, instead of bringing money directly to close, she can make a loan to the LLC, and then the LLC would buy the property. This would mean commercial financing though, so you would have to evaluate the pros and cons.

@Ryan O'Leary Since it's your primary residence, I would recommend selling when you relocate.  As long as your capital gains is within the limit, you should be able to avoid paying taxes on it, which avoids the 1031.  The appreciation is great here, but cashflow on long term rentals like this would not be favorable.  Of course, it's hard to predict what would happen in 2021.  Let me know if I can help any way!

I'm listing a 2 bed/ 2 bath second home/ vacation rental located in Ko Olina, Oahu, offered at $719,900 Fee Simple.  It's limited to 30 day or more rentals, or it can be used a second home.  The home has not been used as a vacation rental recently, so I don't have rental history.

I'm helping a client seek private money lending for a buy-fix-sell deal in Kamehameha Heights on Oahu, HI. 

He is offering a 1% return on your investment every month until the project is

complete. Upon completion of escrow and sale of the property, a balloon payment will be

paid out which includes the full return of your investment and all interest accrued. For

short-term projects, he will also consider a fixed percentage rate return

on your investment amount if a 1% monthly return is not favorable.

Based upon a $315,000 investment and a 1% return:

$315,000 investment x 1% return = $3,150/month

$3,150/month x 12 months = $37,800 interest accrued

$315,000 full return of investment + $37,800 interest accrued = balloon payment of $352,800

or

Based upon a $315,000 investment and a fixed percentage rate return of 10%:

$315,000 investment x 10% fixed percentage rate = $31,500 return

$315,000 investment + $31,500 return = balloon payment of $346,500
