@Ernest Mallonga Inspiring story! I'm also an immigrant from Vietnam, so I always appreciate the struggle to make something from nothing. I agree that the VA house-hack is one of the best strategies out there for those that qualify.

@Yosselyn De Abreu welcome to BP! For the VA, you could do a house hack here and be in it for 0 down. But, it would need to be a primary residence, so you wouldn't be able to use that on the mainland. As for mainland, Atlanta seems like a good option, given the growth there. I would second what @Chris Chantavong said, as it's much better to buy when you are bankable.  The risk of renting first and waiting, is that rates will most likely be higher in a year. Given the softening in the market, I would imagine you can negotiate better now than before.

@Brian Kispert I'm also a high school teacher and investor.  I would recommend finding something that could qualify for a convention loan that requires some updating.  After doing the updating, run the other rooms as short term rental, and if the numbers work, you could live for free.

If you are looking for cashflow on Oahu, there are 2 ways: short term rental and multi-unit.  Either would require a hefty down payment, but if you have the liquidity, it could work.  Of course, these are not that easy to find, and there are many obstacles to work through in order to get it to work.  It just depends on your criteria. I would apply for a HELOC, and try to lock in a promo rate while they are still relatively low. This would give you a cushion, without having to pay interest on it.
