UPDATE! I found someone listed on the tax records as a fiduciary. Only a first name and a PO box address. Does anyone know how to find contact info for fiduciaries? I'll send a registered letter to the PO box of course, but hoping for fast direct contact.

I have a vacant house a couple doors down from my personal home, in Texas. It has squatters in it.  The police have removed them twice so far but they just come back. The city sent notices to the address on the tax records, which is a property mgmnt co. I've called the prop mgr but always get vm, and he never calls me back. The prior prop mgr told me the owner lives in Japan. I found a guy with same name on FB, but no response. The code enforcer says hes never heard of our town confiscating properties. They only put liens for the money they pay for boarding it up and mowing. Does anyone have an idea on what I can do? I can't even reach the owner to see if he'll sell it to me. It's reducing our prop value and dangerous with the squatters. We have 2 school bus stops right next to it.

Move on, you did enough. Why are you spending so much time on this? Why would you want to inherit a headache?  Do you know how to remove this guy if you did close? How you going to walk the property with this guy in it? Do you know how to determine reno costs IF you cant get in or even if you do get in ? Move on,

All the best

You wouldn't move on if this was next door to you. This is dangerous for myself and our families. It looks like they're drug dealing out of the house. We don't want this in our neighborhood. The school bus stop is next to this mess. Would you want this threat next to your spouse and children? Plus ruining the value of your home that you bust butt to keep nice all while your taxes go up? I would hope I am not the only person to not just let this crap happen near their family.

Get the city to bring a public nuisance suit, and have it ask the court for power to abate the nuisance, which can be as little as board up and as much as demolition of the house.

Ah yes I will begin pushing for this. They say they will board it if owner does nothing after 10 days but i can at least push for demo. Thank you

I'd keep contacting the Code Enforcement Office (based on the squeaky wheel gets the grease theory). Also get as many neighbors as possible to call.

I've been through a similar situation and found that you must get the City's attention by appealing to what they find what be a liability issue, something that would end up on the news and make them look bad. 'Danger to our children', 'Fire Hazard', 'I think they're cooking meth', 'I'm not sure but I think i saw weapons'. Anything. This is no time to play the nice guy.....

You can also contact your City Council Person and your County Supervisor. They have a lot of power and will often get involved. Go to a City Council meeting. Call the local News stations. Get this ALL over Social Media.

I'll def try posting on our local neighborhood social page to get folks in the area upset about it. We're trying to find out when/where for a council meeting too. Thanks for all the ideas.

You're probably right, the old PM may be long gone. So you need to really put pressure on the City.....can you get a few neighbors to sign a petition or letter to the City Manager/Mayor? This must suck, best of luck!

I haven’t thought of a petition. All these elderly neighbors won't even call the cops but maybe they'd at lease sign a petition.

Pressure the city to sue for maintaining a public nuisance. Aldo consider joining with your neighbors and suing for private nuisance.

Only myself and one other are willing to poke the bear. The others are elderly and wont even call the cops.  We're about to show up to a board meeting once we find out when/where. It seems pointless to try to sue someone in Japan which is where the owner lives.

The code inspector has been receptive. Hes sent out 3 notices and says if theres no reply he will have the city begin boarding it up. That's not really going to help the neighbors though regarding our property value and look of pur neighborhood. We want to buy it, put it back to liveable, and sell to ppl who will be good neighbors. Not have a permanent eyesore

Of course. But first thing in my opinion is to get the squatters out. Maybe find out where the property manager is and visit in person.

Unfortunately the prop mgr isnt anywhere near me. I'm guessing they don't manage it anymore since its squatters and not tenants, so don't want to bother returning my calls. I gave the number to the code enforcer in hopes they respond to him
