I Keep an eye out from Pasadena, La Porte area all the way down to Galveston, and over to the Alvin area...but recently started purchasing in a completely different area trying to get away from all the other investors and wholesalers. I def agree with you on the slum areas, I'd rather stay out of those areas too. I've turned down several in Sunnyside.

Thanks for the clarification. I've slept since then so couldn't recall exactly how it went down.😁I had looked on my EIN paperwork for you also but saw nothing special on it either.

Found it! I was wrong it WAS legalzoom I used. My document itself does not state my designation of single member.  You could just go thru the motions of filing it out until you get to that point and see if it tells your guy what to put. I didnt have to pay until all questions were asked. When I filled out my W9, that designation is an option there also. Could it be that it was asked during the creation just so the gov would have it in record🤷🏻‍♀️I'm not sure. Apologies I'm not more help.

I guess I've been hitting all the delusional folks. The homes have been overpriced and going even higher until just recently. I stalked one listed originally at $160k for months that was literally broken in half. They finally agreed to $105K once they reduced list price to $130K. At $130K is where it should've been at in the beginning if it hadn't had all the foundation issues. This took me 3-4 months to win and I think that was only because 1 of the many wholesalers missed this one. Many of them play the scammy games here which I wont do. I need better timing if I plan on buying 6 per year. My original foundation repair bid was $13K but after a few issues it ended up being closer to $17K. It really hurt my numbers for cashing out so I need a better game plan for next time, now even with less cash.

Its my spouse and myself on the LLC. I dont recall the name of the website. It was like legalzoom, but was a differnt option. I'll pull the paperwork tomorrow and see if I can find the name for you. Maybe my paperwork itself will state the details. If you dont hear from me by Wednesday you may want to check back in, in case I cant find this post again, or forget lol

I'm In a market with tons of other investors. Wholesalers I've met are either fast talking liars, straight up scammers, or already have a list of go to buyers. Most times the property numbers in no way calculate, and the few that would work are sold by the time I open the email/text lol. I've gotten lucky a handful of times doing lowball offers to MLS listings but it's not often enough to keep me rolling. To those who send low offers in strong investor markets; are you successful against the masses and if so, is it just a numbers game, or am I missing something? I don't have the ability to spend all the marketing dollars to get to the seller directly like the larger investors do.

I used one of those online sites to create my LLC and this particular question was asked during the process. I also opted for the single member designation under house bill 2314.
