I have a vacant house a couple doors down from my personal home, in Texas. It has squatters in it.  The police have removed them twice so far but they just come back. The city sent notices to the address on the tax records, which is a property mgmnt co. I've called the prop mgr but always get vm, and he never calls me back. The prior prop mgr told me the owner lives in Japan. I found a guy with same name on FB, but no response. The code enforcer says hes never heard of our town confiscating properties. They only put liens for the money they pay for boarding it up and mowing. Does anyone have an idea on what I can do? I can't even reach the owner to see if he'll sell it to me. It's reducing our prop value and dangerous with the squatters. We have 2 school bus stops right next to it.

@Chris Seveney i spoke to them today and was told they are not the proper dept to handle this type issue. Maybe I'll try again tomorrow and see if another person says something different.  Unfortunately I gave him the check. Yes I know I screwed up.

@Kevin Sobilo It was other ins carriers that told me its fraud if he falsified the use of it (I dont recall their exact words). Who knows ins co #4 could tell me different lol...the state lic board said they dont do anything regarding ins. He was fined for other things, just not the ins portion....the city claims they have no responsibility to call each co to verify the information on a permit thats being pulled...I def agree on your last point. I've contacted them and so far hes being amicable about it. Says he will research the dates and let me know what their ins carrier says. While I wait for that, Ive requested their ins info from the plumbing board directly in case this guy doesn't follow through. So much fun. I just hate seeing so many ppl get screwed by this guy and no one claims to be the right govt office to help stop this guy.

I had a plumber replace all the drain lines at one of my homes. There were daily issues and when they didnt complete the job, nor complete it properly I went to his office to complain. They didnt know who I was. Apparently this Master Plumber on record for the co had used the cos ins info and name to pull permits for my job but he didnt really do the job thru the co he worked for. Now that co says their ins wont cover a claim for repairs bcuz they didnt authorize it. Texas Plumbing Board penalized him for his other offenses but says they have zero to do with the ins part of it. Texas Dept of Ins also says they have nothing to do with this situation. Even the fraud dept said that. I found another co this Mstr Plumber worked for that said they fired him when they caught him doing that to them. Does anyone have an idea how I can get this guy in trouble for ins fraud? My plumbing is screwed up and small claims will be a joke. You cant get that kind of money out of someone who lives in an apt.

@Russell Brazil good to know. I have found several standard brokerages that are very investor friendly tho even with the E&O. I was hoping to find another 100% commission brokerage to keep costs low. So far the benefits of the standard brokerages dont outweigh keeping my commission to utilize for CRMs and such that I prefer over theirs.

When I interviewed my current 100% commission broker I laid out my plans as an investor to which he was good with. Apparently his mind has changed. My business has been hindered over the few years since I do not have the guidance I crave for investor growth, legalities, etc, and a recent event/comment has shown me I am no longer looked upon in a favorable light. I am interested to learn if there are any brokerages that cater more to investors? Or, am I looking at this all wrong? As part of my current situation, a nice lead generating platform is included in my MLS dues so I would like to keep that. It provides vacant homes, preforeclosures, loan balances, equities, tenant occ, and so much more...Any ideas/opinions?
