Hey Russell! Thanks for the response. She told me she just did it for access to the MLS. Is that allowed in the realtor world or do many brokerages frown on that?

Hey everyone. I am looking to start investing with a multi unit property, most likely a 4-plex. I always see on duplex listings, "Live in one side, have a renter pay your mortgage" or something catchy to that effect. If you just want to live without a mortgage, that sounds good, but it seems too simplistic if this property is the start of a buy and hold portfolio. If you're planning on buying more investment properties in the future, what are some best practices you should put in place with your very first multi property while living there? Should you be keeping the rent money separate from paying down the mortgage and put it aside for future purchases? What are the pros and cons of having a business structure this early? Should I buy the property in my name or as a business entity? Side note: this will be a first time home purchase so it crossed my mind that the perks/programs for first time home buyers might be negated by any kind of business dealings, so that might be something to consider for anyone's response. Thanks in advance!

Hey everyone. Quick question for the realtors out there. I spoke to a woman years ago who was in the process of flipping a house and had other investments. She had her license and said that she worked with a brokerage that allowed investors with licenses to associate with the brokerage just to get access to the MLS and not have to do deals or work with clients at all. Is that allowed? Does that violate regulations with the state? This was in Virginia. Thanks!

I'm trying to make some preliminary decisions on where to buy and hold, and here are my options: Invest in current city, lived in area 10 years, expensive, but have awareness of jobs, neighborhoods, etc. Invest in childhood state, lived there 20 years, cheaper, comfortable to me Invest in a location I want to live in, no experience, must learn entire market I would imagine many people are/have been in a similar timeline in their lives. Which location do you think would be best to start out? Presume that you would not be moving back to your home state.

@Jordan Moorhead I don't have a house yet. Buying in the next 2 years would be ideal, and I have an open mind to house hacking and see it as a viable option to get started. As for my wife? We shall see...

Hey everyone,

So I was talking to my friend about real estate investing today, and he told me about his friend who has $30,000 and is looking to invest but doesn't know what to do with it. My friend and I have talked about REI for a couple years now but have never done any deals, so I pose the question: What are some options that come to mind if you were to come upon $30,000 as a first-time investor that will benefit everyone in the situation?

Hey everyone,

I have watched many webinars and have followed along intently when Brandon works a deal on the rental property calculator.  Trouble is, I still find myself not knowing what to add, mainly with the fields on the third page, Rental Info.  It's excruciatingly slow for me right now and 95% of the deals come out bad.  I know the question mark boxes are there but they seem to leave me scratching my head.  I will most likely be getting a book or two for any topic in question in the calculator, but is there some type of guide to read on BP for the rental calculator?  I feel like this might be a learning style issue and I need something in print to look back and forth at while running the numbers.
