Thanks for expanding upon this guys, I appreciate it!  I'm evaluating as many properties as I can right now, if nothing else just to get the repetition down.  @Michael Le @Account Closed Any thoughts on what data will most greatly affect the deal going from good to bad, or bad to good?  The evaluations I'm doing now all seem to be negative monthly cashflow.  Is there something that will easily stand out early in a listing that might indicate one being positive cashflow, or does that come in the type of financing, down payments, etc.?

Hey everyone!  I'm getting back into learning about real estate investing and I am having trouble being confident with using the rental property calculator.  I have watched a bunch of the webinars, especially about the property analysis, but I'm still hesitant on knowing which exact numbers to be putting in, or which ends of those given estimate ranges I should go with.  I guess I'm looking for resources that expand upon the little question marks next to the categories.  Since I've heard that one small mistake could destroy a seemingly good deal, I need more knowledge on these numbers.  Could somebody give me some guidance on how to learn more about the different data that the rental property calculator is asking for?

Hey @Angel Chavez.  I have been looking into Baltimore for a little bit too, but I'm a newbie so I don't have much in-depth analysis here.  What I can say is that I'm hearing that investors are buying up one house at a time until they own the entire block and then flipping.  Seems to be an endless amount of houses less than $50,000.  I do know a couple of guys that are investing with Section 8 (unfortunately I don't think they're on Bigger Pockets).  You might want to look into that aspect of buying up some property.  It seems to be treating them fairly well.  Good luck!
