I am a huge fan of this focus right now. I don’t suggest Minneapolis, but the rest are safer. Even local where you are there are great opportunities. Being willing to build them can also be worth while. Happy to connect directly. I’m involved in MF financing and heavy renovation / construction in most of the Midwest and South East US markets. @Vincent Chen hard to find enough cash flow in some markets for the full 80% LTV but it's achievable especially in 2-4 unit properties. Little to no restrictions at all. These are very easy loans to close. Appraisals take time and cost more than they should. DSCR loans are amazing right now. Never been this good my career since 2009.

There are options for full 30 year terms without personal DTI considered. Look into lenders with DSCR loans and make sure they can actually finance short term rentals.

They are well paid professionals, but most of their upfront deposits go to attorneys and vendors like appraisers, surveyors, software companies, site visits and home inspectors.

Public records and references today should make it easy to bet any Lender you want.

@Maria Luna. Sounds like a good plan! As long as it’s worth the risk of the added leverage this is great from a tax point of view (disclosure: not a CPA :) ) and very low cost compared to any other option.

Also many lenders will write you a pre-approval letter, that’s a good next step for you

Probably get a loan. You can as well with the right deal. Careful with borrowing to borrow. The private money will need to be repaid at some point. Getting a hard money loan is easy today. Just find a deal and post it here on BP once you have it under contract or use the hard money lender directory.
