@David Stelzer Huntsville is a great market. Nice choice. Invest near employment (and out of the snow). Even if the future is more remote work oriented, this is still a good move.

It’s not about growing fast. Things will snowball. What’s your rush? Great deals come up and those with funds can capitalize on them when they do. Buying turnkey new construction 2+ units is probably the fastest way to scale today and actually cash flow enough.

@Kiel Martin Maryland transfer taxes and closing costs will be higher. Connect with local attorney or title company and expect at ghat price range your sellers may not be able to contribute much. Good luck @kiel

@Bernadeau C. I've been lending with them since 2012 and it's never been as good as it is right now. Rate compression today is great in this space. We're seeing low 4s regularly. It's awesome. I love DSCR loans.

Plenty of short term funds online these days. Invest in a mentee’s deal. You don’t need to build, you can buy new construction rentals already with new tenants (happy to connect you in this department).

@LaShelle S. Great job already paying off one loan and selling a home. You might consider occupying a 2-4 unit or house with a mother in law for additional income. There are other options but down payment increases for investments and not sure you’ll find enough benefit to outweigh homeownership unless you buy something value-add that needs work or your invest into a larger deal with others.
