We buy debt and sometimes lend and wanted to have more systems integration because our other systems are not so hot. We use mortgage automator right now, but I recently brought on a skilled CTO and we're building one. Also we're trying out Land Gorilla's servicing functionality since we use them already for construction escrow management.

I’m about to list a property for sale in Daytona Beach and I am interested in what apps / services other investors or agents are using to edit photos. Anything AI based / automated would be great. Looking for easy :)
I am going to clean up the landscaping and seed the yard better, but for example I haven’t done it yet, and I want to make the yard look better or some early marketing of the property.
I’ve seen a lot of services like virtual staging, which seem to be getting better, but I was wondering if anyone uses an app / service to improve other aspects of listing photos.
* ethically I also think this is an interesting discussion point to even do this, but I’m OK with scenarios like the grass hasn’t grown in yet and I want a nice picture before it does, or it was a cloudy day and I want to represent a sunny day etc..

@Adah N. I would just pull up Zillow and rent range 4-5 K and see if they’re getting leased out over a few weeks to know. I use some software for work but maybe Zillow for free could tell you.

@Annette Barnett. For lower LTVs 60-65 you can get fixed rates about as cheap. ARMs not seeming worth it at the exact moment. I’ve written a lot of ARMs back when they did make more sense though. (My opinion)

@John Morgan. If you are taking 75% LTV and cash out upper 7s low 8s but for good DSCRs over 1.2 and 65% with good credit there are still rates in high 6s low 7s.
@Steven Thomas always good to be a mortgage broker. You can get a license pretty quickly. Kiavi has a great program for brokers licensed in AZ. You can broker with many lenders in states that do not require it.

@Brendan Bouffard. I lend in PR actually! Very cool lifestyle you guys chose. I know Michigan pretty well also and splitting time between the two sounds awesome. I’d go with something passive in a couple of funds if you can. Trust Deed and Mortgage investing can be intimidating but there’s a lot of good resources and companies like paperstac that make it easier. (Actually bank nearby you in MI is a real pro at it = FNBA). Would be good to connect and learn about your time in PR! I go back there in a week or so to meet with clients.

@Paul V. Syndications capitalizing Mezz / LP positions are behind senior debt. Senior debt is paying 10%+ these days the extra 2-5% of possibility isn’t worth it to me.

@Tom Murphy I’ve never been North of West Point in New York but I bet it’s amazing in the Summer and fall.
Property in FL is a great idea. You can buy new construction rentals turnkey or have them built and managed for you. That’s most of what I finance these days for builders as it’s hard to beat. Insurance is kind of a mess in coastal areas and older homes in FL. Echoing some other comments here.
Spartan Invest is an excellent turn key provider in AL and I know some in most southern and midwestern states if you want any direct referrals. I like new builds almost anywhere.
