Late fees. Waiving late fees is a indication you are not firm in your business practices. All businesses charge a fee for late or none payments. If you waive the fee you are telling your tenants it is OK to treat you the way they do and they will suffer no consequences. 

When you go on vacation and forget to pay your mortgage do you expect to pay a penalty for your mistake, of course and tenants should be treated the same. She has inconvenienced you and cost both time and money. She needs to reimburse you for. That is the purpose of a late fee. 

I never said I was waiving late fees. And I said there was a story about the post office and their general incompetance. I was not able to get the mail until the  9th of this month so it would have been impossible for me to post notice as soon as legally possible. I am behind the 8 ball, but unfortunately it's 90% the post office's screw up that got me.

@Harrison Harner I agree, and by posting a demand of rent, that's what I will be doing. The question would be when I should contact a lawyer (I have an LLC, which I believe an attorney is required for evictions).

@greg s. The first step for evictions in Missouri is delivering a demand of rent, so that's happening today. It actually would have happened earlier, but there is a whole other story I have about dealing with the post office that was a huge headache. Haha, don't get me started on that.

@Michele Fischer when I took ownership I hand delivered or taped my contact information on all door with mailing address for rent along with other info. I have 1 month worth of rent as a deposit and I'm quite certain I can keep it if she doesn't pay. The existing lease is being honored and it states after the 5th, there is a $50 fee for each day that it's late, so we're at $300 in late fees today.

So July is the first month that I've collected rent at my new properties. I got all the rent except from one tenant. From all accounts from the previous owner, she was a model tenant. In fact, I remember being in her apartment. It was very clean and kept up, not to mention "home-y" if that makes sense. Decorated like she was there to stay. And I believe she has been there for a long time.

So, I've called a few times, left 2 messages. But I can't confirm the number is hers (it's just what was given to me by previous owners, could be a typo), nor do I know if it's a cell number or landline. Knocked on her door, but no answer. I took a chance an looked on FB and I think she's on vacation. But keep in mind, I've never met her so I can't say for sure if the person on FB is her.

Today, I intent to put the demand of rent notice on her door (assuming she doesn't answer). My question is how long would you wait to start evicting?

Considering there was a transition in ownership and she may be on vacation and the phone number I have may be a landline, should I wait another week or so? I'd hate to lose a great tenant because of some confusion and bad timing.

@Sandi Hague, do you have any suggestions on where to shop? 

If I decide to buy my own, I'll probably wait a while. I'll have to consider how much profit there is. The previous owner thought she got $80 for 3 months. I called the current company that owns them and they said they get $10/machine (I assume per month) and then everything after that is 50/50.

If my math is correct, and all provided info is correct as well, that would mean I would collect around $340 every three months. Is that enough for me to deal w/ machines breaking? I honestly don't know.

I am currently using Rentec's free trial, but honestly don't know what the point is. That's not a knock on their software, but more of a "I don't know what to use it for".....which would probably apply to all types of software.

I'm new, so I may change my mind, but I'm not sure what I need to monitor that a simple excel spreadsheet can't handle. Maybe I'm missing something?

@Andrew Syrios Yea I may have to depending on what I find. If just prefer to reduce headaches if possible. However it does depend on how much money were talking about. Do you prefer to buy from any place specifically?

Hello beautiful people of BP,

The property I recently acquired has on-site coin operated laundry that is currently leased. Honestly, at this time I prefer to NOT own my own laundry in order to minimize my involvement with it.

Is there a consensus "best" place to lease laundry equipment? Obviously my goal is least amount of responsibility with highest percentage of profits. If you have any experience w/ this, I'd appreciate any input.
