I know my AirBnB regulations in my area, they are not the issue.

Hello readers!

My Girlfriend and I just got a call from a Los Angeles "Code Enforcement Inspector" He left me a VM today, and also left me a Business card about a week ago and on our door steps when we where not home.

Part of his voice mail was "We have a complaint that the properties been divided the two units as two different families are running or two kitchens. So I'm going to need to make an inspection"

WOW.. So we bought this house to years ago. We live here and use the downstairs old Pool Changing room as a AirBnB studio.

When we bought this house, it was completely flipped. We pulled permits for all work done afterwards. Plumbing, HVAC, etc.

MY Q: What are our rights as owners regarding this?? 

I don't want to be a difficult guy, but I would like to find out what my rights are? 

I am also wondering if we invite him inside our house and studio, maybe he can find other issues that can be used against us etc?

Any help or insight here? Any help is appreciated, Local & CA especially since I know codes/rules/regulations differ a lot from state to state.

 Also ... After you have setup the QB Company file etc. Is there still any use for the book etc of is it more like a $99 setup fee?

 Any real accounting system can support ANY business, - - including Rentals.  Having worked in software for so long, I can tell you, there's NOTHING special about software regardless of the title,  "X Y Z pro", "Rental Manager", etc etc etc.

Let's see if I can paste a meaningful list: - - it shows up well when posting 

Thanks J,  for you account list. I have it moved to excel and will study it and see how I can setup my own QB company file or decided to use the Quicken solution a go.

I email Nancy twice and got very short email responses. Some where I read that her book could be used by Mac users (Just like me) to setup accounts. How ever when I asked her this question twice, she told me that it will only work on PC.

Not sure if I want to spend around $100 for this gamble. I don't need a 101 on quickbooks, just trying to find out if the QB Pro route is the way to go, or for small new REI the Quicken solution would work..
