There are several good options in Brevard County , Palm Bay, etc.

Depending on what area of Florida you are in. I think it is around $500 or so a year for the couple places that we got it in Brevard County.

We have renovated several homes that we wood frame. In my opinion, they have been building homes out of wood for centuries. I personally prefer CBS construction, but for investment purposes aren't scared away by a wood home. I have replaced t111 on the outside etc, repainted homes and the exterior was good as new. I live in Brevard County, FL, so when people use hurricanes as an answer, I don't tend to fully subscribe. Yes, obviously CBS is stronger and I would rather be in one in a hurricane, but after a hurricane, it's not like all of the wood frame homes are gone.... If it hits like that, it would damage CBS homes as well (roofs would be first thing to go on either). Besides, that's why you have insurance! Just my opinion.

They pop up occasionally in Brevard. I know a while back there were a couple beachside. I don't see anything on the mls at the current moment (although we know the mls isn't always the best place to look for something like this, but they do pop up sometimes).

Hello Lindsey, I understand both sides of it as I am an agent and an investor. 

For you, your numbers are your numbers! Only progress forward with deals that fit within what you are comfortable with.

From the agent's perspective, as you have said that you guys looked for weeks with this realtor, which would mean that they would have a decent understanding of the numbers for the area. I will put in offers that might make me cringe to do so, but I prepare both sides for it lol, as I don't set an expectation for the buyer that they are going to get this property. I suspect this agent felt it was a waste of time for such a low deal amount.  However, a good agent should be able to get you more info on the specifics as to why the previous deal fell through. 

There are times when you come to stalemate, and impasse, although it's rare. For instance, I flipped a home that set a record for the sales price near the end of last year. I have a client dying to have another house up the road that's the same exact model of house that we fully renovated (kitchen, flooring, interior and exterior paint, new fixtures, baths etc). They are asking 10k more than we got (had ours sold for more, but appraisal forced us to come down to asking). The agent and seller of this particular home aren't being realistic and won't budge on their price even with showing them the appraisal and pictures of my renovated home lol. Everyone has a different motivation and timeline.

Don't get discouraged, keep looking for that right deal. Evaluate as many deals as you can would be my advice as you frequently hear on bp podcasts etc.

@Keleisha Carter I first house hacked while getting my masters degree and the idea came from my business law / real estate professor back in 2004. I always advise people to calculate the risk and once you know the high and low possibilities make your move from there. I personally was empowered when I realized that my worst case scenario is better than millions of people's best case scenario (I have a friend that would let me crash on a couch for a couple of weeks until I figure out what to do lol). Good news, depending on which part of FL you are looking at, you could get away with spending a fraction of that 20k since you are going to occupy the part of the residence and a good agent could depending on the property get closing costs included. By doing something like that, it could give you a large buffer to feel more comfortable.
