I agree with many of the posts above. The primary residence is a great way to go as lower downpayments, easier financing ect. That is a great way to start as you can conserve cash on hand, which would make it quicker to get to purchasing investment properties as compared to doing it the other way and using higher cash and resources to get an income property. Also, having an income property and then purchasing a primary home is more difficult because you will have several explanations needed for the lender.

Hello Alan, 

I am a broker in Brevard County. A lot of it is just learning local customs, neighborhoods ect. Learn the layout ect as there is a big difference between Cocoa and Cocoa Beach ect. Here in FL one street could be million dollar homes and a block or two away could be 150k homes. A good way to meet people would be to go to local real estate meet ups.

I am a real estate broker and we are actually just now opening a mortgage brokerage. For us, the two things that are the most important to us have been 1) ability to close loans / creative to work around situations  , 2) communication! Those are both important factors for us. Sounds simple, but many lenders don't have that.

Hello Sam, How much land? What is the approximate sales price? That would be a big dictator of your closing costs as several of the factors are based upon closed price. You don't need an attorney, down here we usually use title companies to transact the deal. There aren't that many "watch outs" in the contract as land is pretty simple and straight forward with the Florida Bar Vacant land contract - are we talking a large plot of land? What area?

It could likely add some admirability to the property and help someone purchase it quicker if they desire that. Typically from what I have seen in Florida, it doesn't translate value / appraisal wise dollar for dollar, it's a factor of. I say with things like this they help, but do it if it will DIRECTLY HELP YOU NOW. Can you work there, save office space, be more creative or focused ect? Can you get more done there, if so go for it. Don't however do it just to increase the value of your property.

It is working now as we speak where we have a girlfriend who was living in a home that a family's father passed away and she is causing problems. We decided to offer her cash for keys, and it worked!

Hello all, I am a real estate broker in FL and have flipped about 12 properties and have 1 new build underway. I am partnered with a GC and I am looking for funding for several more spec homes. I have about 15 or pieces of land, have house plans and everything in place ready to go. Looking for a quick and easy private funding with as little red tape as possible. Would love to do it as a 1 time event or a revolving credit line.

The other potential issue that you face is the ability to make a lot of extra $$$$ lol. Pool homes here go for a premium, and also get chosen first! Definitely make sure your insurance policy is rock solid and you should be good!

The space coast / Brevard County has had a crazy explosion in the Aerospace / Defense / Technology areas and that is even further fueling the desires of the area along with beaches, and great values on housing!
