 Call the court house that services your area of interest, and ask how you can access those lists. In my area those lists are published daily.

assuming I'm satisfied with the numbers, there is one more thing that needs to satisfy, and that is if the property is saleable. In fact, that often must be satisfied before hand. I don't invest in properties that aren't liquid.

I wouldn't overlook transitioning your current assets as a means of reducing the commitment.  Rent to own and seller financing  are cash flow vehicles that allow you to step back while taking advantage of the current, and near future markets.

it's really impossible to evaluate an investment at a fixed point in time. Time and money are intrinsically tied together. An investment play is always performed over some time period. 

I create and drive my numbers through spreadsheets, to realize the effects of time.  It really helps to establish the what ifs and to set boundaries.

 As you may have learnt Julie, Robert had it wrong, wealth is a product of time and money.  I have plenty of time in my lifestyle to do what I enjoy most, exposing and capitalizing on realestate opportunities. The equity growth that follows is just a consequence of that. I will admit that I have too many other hobbies though.

where you at Elijah?  If you are exposed to oil and gas, things are looking up. I know a couple who purchased building lots south of Camrose, and 15 years later, they haven't built a single home, or can sell a single lot.

seller financing will have no effect on the listing agreement, which is executed upon closing of the sale.
