Your over leveraged if you can’t stop the demise of one deal from cascading into other deals.

without seeing it, cant suggest.  If the receptacle/plug were discolored from heat, it's on you. If the dryer was moved for some reason and the plug/receptacle sustained injury during that move, its on the mover.

I would first establish what is and is not a component of the 'relationship'. If you are bringing resources along, you may want to seek legal advice as to how to shelter it from disputes down the road.

Quote from @Mercedes Anthony:

Hey guys, I’m pretty new to this platform and my goal is to become the preferred investor-friendly agent in my area. I’ve already done a ton of research on this subject using BP forums and blogs, as well as my own research on general investment knowledge.

But I’d like to get more insight from current investors in the biz now. Besides the ability to generate cash flow, what other areas of value/characteristics are you looking for in an agent?

It’s a myth. The best thing you could do for me is the best thing you can do for yourself, become a strong lister.

Quote from @Chris Hamilton:

I'm interested in acquiring seller financed properties, in and around the Ottawa area. I'm not really sure where to start.

Could anyone suggest resources to find these deals, or to find potential deals that I could then cold-call?

Also, should I be working with a real-estate agent?

Thanks.

I would suggest joining up with a local investors group. Facebook will have groups in your area. If you are not sure if you need a Realtor, you probably need a Realtor.

You might be in violation of fire code. Tread lightly

Chat with your attorney and see if they can supply you a contract. I personally use local board contract stripped of broker related stuff. You have to feel comfortable that the contract protects your interests

Quote from @Phillip James:

The person was in the process of selling the properties to my company ...

How was that possible? Did your company not pull title to confirm you were dealing with the right entity.  Is there a will. The family could launch a legal challenge to the validity of the action based on capacity or influence.

Depends on the volume of business you hope to do. Some like to work hard, others lever tools to work smart. The decision is yours.
