while @Jerryll Noorden makes sense for broader markets, many (including myself) target local properties with specific attributes. My objective is that one on one meeting, and anything else is a distraction. If that is not an option, then mail and voice calls are performed, with the objective of establishing that personal contact. How much is too much depends on my perception of the properties potential value.

Builders are just getting warmed up. Sure, it's a new pricing level, but so what, profitability is what counts. Just like the last couple of booms, they will build until they cant sell, just like last time.

I personally like using area Realestate board contracts, stripped of Broker speak.  This serves local issues and is familiar with most local attorneys. Feed something outside of their comfort zone and objections tend to increase.

lack of insurance could be more injurious than a tenant, unless that tenant is the source of action.

It will depend on what the bank seeks in its resolution, and what the judge determines. In my area it is common for the lender (bank) to seek clear title, and providing vacant possession, for the benefit of a purchaser, at the expense of the seller. Easy to take care of when you have a judge scheduled to preside. 

You've inspected title and are dealing directly with (all) the title holders, correct?  I've used multiple agreements when undivided interests have owners who are in disagreement.  Lots of properties in my area (rural) have multiple addresses, which often, but not always, end up being multiple title holders.  Make sure you are not buying an interest only.

looks like they are referring to the pipe joint connections that require 3 screws. In a lot of these cases, the components of the unit itself, are part of the certification, mandated by bylaws, and the mention is for field installation items. In your case, the piping, not the manufacturers supplied (certified) vent hood.

What I see is a larger movement based on the wave of baby boomers handing over the reins, in an analogues stock split. Covid may have facilitated the timing, but nothing more.  It's done. It will be known as the greatest housing grab. Interest rates will wobble the market for a couple of years, builders will overbuild, and the long slow slide into depression gets underway.  Regardless, there will be opportunity for those that learn how to operate in those environments. Those that were active investors during the eighties will have a good feel for what's coming.

ever hear of 'exit strategy".  Seller financing was a fairly common activity back when interests rates where higher, and will return as the economic environment favors it.
