If you can’t be here to enforce, you need an agent or representative. I’ve seen homes decompose that are locked up in years of litigation.

If you cancelled return of the deposit for such bogus reasons, you may now have exposed yourself to penalties within the regulations. Hopefully your good, but now unhappy tenants are understanding.

Knowing the applicable tenant regulations is a must. In my area, not adhering to the inspection requirements relinquishes any claim you might have.

I can hear one of my agents coming a block away. Bikes are a thing in my area. They all have high end cars as well though, as it rains 6 months of the year.

you may find that the divorce settlement specified how the house is split. Check with her. As she is handling the estate, its likely she has an interest through a court order.

wouldnt it make sense then if they conserved utilities and then asked for a rebate.  People are funny when they think they are not getting full value.

Yes, prospecting and referrals. Where ever you meet people, there lies a potential service offering. Quirky thing about people is that the more fun you have, the more others are attracted to you. Have fun, chat people up, and take extensive notes on those you meet, to further the relationship, and service potential.

The danger is that the tax man may say baloney. If he was the maintenance supervisor, it would be easier to demonstrate.

Does your lease require them to contact you in regards to issues, if so, it's on them, if not, it's on you. Add it to your lease, and have tenants pay for utilities.

I wouldn't pay anything without a firm contract with the executor, who is likely the daughter, or an assigned administrator. Call up the daughter and engage her. She likely would respond knowing monies could come from the effort, even if you covered the legal fees.
