Nobody knows the local market like the local Realtor should. You should be the best lead generator for your area. Anyone else is of less quality, right?   With that being said, I know of a few investors that are constantly discovering potential listing opportunities, because they love pounding the streets looking for deals. Find them and partner up with mutual value.  If they are not from your service area, how could they know more than you?

$$/sq ft is a spec I have never used, unless talking with a new builder, who often use it when building duplicate floorplans.

 If they give you legal authority, but that legal action will get in the way.   Contract it vacant, leaving enough time as required by law for the seller to evict. Any actions required then fall upon them.

I would have sold everything, borrowed heavily, and invested in the stock market.  And bought that sailboat when I was young and fit.

Your on the wrong side of this deal. Recognize it as an investment strategy (seller's perspective) that generates cash flow from equities. The interest rate is a sellers hedge, not a buyers, unless there is other considerations. As an investor, you too will look at these seller options down the road.

 I've not used them, but normally they get a good percent of the money that is recovered and I think that is all they get.  I've had two problem tenants and for both, I didn't bother as the province where the rentals are is useless and even if I won, I'd never see the money.  In both cases, I lost money in rent and clean up; but rented it for more money.  I focused on the fact that re-renting it at a much higher price (there are caps on rent increases, but they don't apply when you get new tenants), I recouped most of that in a year.


 Without a court order, its unlikely you'll find an agency that will take up a case. Imagine the pestilence of frivolous claims that people would love to engage in. Not a good business plan.

The other two tenants will likely give you an honest answer as to the frequency of stay of the Bf. As potential repeat clients, they should be serviced with fair treatment. I'd speak with them to see if they are satisfied with the arrangement, or if they feel they are being advantaged, which should then trigger corrective action.

Interest rates and homes prices are typically related. You either buy with financing, or you sell with financing, depending on the economic conditions. 

What part of that violates your agreement?  I would address those specific concerns and give her an opportunity to correct, laying out the consequences.

It is unlikely you will get a contractor to work under your permit, and not allowed in many areas. As a permit holder, you will responsible to answer to the permitting agency, in application, during work, inspections, and challenges. I would not do this as the cost savings will be swamped by the extra work.
