Looks good to me. Get your downspouts draining properly and get the storm drain cleaned up. The tie retainer looks fine.

Industrial trades was my mainstay. Learning new technologies demanded mobility, so time off was easily scheduled. I have a hunting cabin in Saskatchewan. Most waterfowl, trophy big game, world record fishing. First and second world record rainbow trout were caught 1/2 hour from my place. World record whitetail deer  shot 1/2 hour away. Trophy mule, elk, and antelope wondering around. My families immigrated and homesteaded in the local area so much time is spent with the locals, learning whos who and living life.

the broker actually holds the listing contract. Call them, unless of course the agent is his own broker. In that case, I'd have no problem contacting the seller and ask how to get ahold of their Realtor. But your Realtor should be all over that.

I don’t know how it could relate to you but I had that happen when draining a pool. It created enough suction to cause one toilet to drain constantly for a day. It made another leak around the wax ring because the suction was so great. 

So, replacing a toilet isn't going to help in the cited example.  In that case, the vents are either plugged, or a non permitted modification was made which nullified the vent. That is typically evidenced by sewer gas entering the building as water is pulled out of traps.

#10. Beyond the MLS, your marketing yourself, which is always required, but to sell a house, it has to be market priced. What's the true value in a listing, it's sale or it's marketing opportunity.

over and over again, my best deals are where I can leverage my skills and knowledge. I personally would not consider such activity without a solid and dependable associate on site, because in such a scenario  you are really investing in them and their capabilities.  Without them, you are gambling.

Approach it from the perspective of being a business decision. Developing service skills and identifying your niche will be more important in the early part of your career.  As you build confidence and skill set, you'll market yourself as a standout.

what do you currently do for cash flow. Are you on a career path?
