its a joke that a professional who claims to negotiate on behalf of their client, turn and ask their client to cover the shortfall they couldn't negotiate. They should be billing the listing agent, who themselves couldn't negotiate a full comm, or is ripping off their fellow professional.

they've made a classical error in not disclosing up front. Now everyone gets to learn a lesson. Its up to you of course, but I'd tell them to take a hike. If it affected the existing deal in anyway, I would be filing a complaint with the board and speaking with my attorney.

I have a good friend here in BC who owns an HVAC company and they are very busy. I'm an Electrician and do my own work. I would say get a Realtor lined up for MLS feeds. Find neighborhoods in transition and track sales to get a handle on pricing. Confidence in pricing gives you motivation to evaluate and act on opportunities as they come up.

owners are the last resource you would use to price housing.  Find a Realtor. Jogging through still can be a method of discovery.

Good point, i just don’t want to bother my agent. Im in the bz (not an agent but related) and don’t want to ask my broker to do a bunch of tasks when I'm still in research/window shopping mode 

I use several Realtors from different markets to feed me MLS data. For them it's a marketing tool. If you are not asking them, it's unlikely they consider you a real player. I dont always buy and sell, but I am always keeping an eye on the market, and the Realtors I work with a more than happy to use data as a way to stay in contact.

Even walking could be hard now. It’s a defect and you know it. You could approach planning and have them mediate a solution by having everyone involved register the appropriate encroachments.

Much will depend on what you will be earning in your ‘full time’ job. Lenders will look at that in relationship to your overall debt to measure your borrowing capacity, and realistically, you won’t be in a good position. You need to at least start paying down the loan to demonstrate worthiness. Maybe the ‘job’ should be more than that to improve your income stream.
