Im not absolutely sure if it is required per say, however we have always got the entire property inspected.  Granted I have never purchased anything above a 4 plex, so maybe someone will chime in here that has purchased larger multi-families.  However I would recommend that you get a 3rd parties documentation of the condition, livability, soundness, and structural integrity of the units.  This can be used as a bargaining chip if there is anything wrong with some of the units. 

Where are these units at in Oklahoma?  Will you be using a property manager?

I would have a licensed inspector inspect the entire complex.  I'm assuming you are not getting financing?

@Cesar Egas  I am taking my state test in about a week.  I would love to help you out once I receive my licence.  I am an experience investor that has completed flips and have several rental properties of my own.

@Eve Oliver If you are looking to only do part time, I would suggest that you find a transaction based brokerage vs the traditional brokerage where they take 20%-50% every transaction.  That is the direction I am taking because I am only going to sell part time as well.  I have no idea what I really want to do, I am leaning towards helping investors find rentals and flips.

@David Weintraub, that was the point I was getting at, to each their own. 

I would love to take you up on that wager on the OKC Thunder.  In the last Decade, Oklahoma in general has grown significantly from an economic standpoint and is continually growing.
