@Jacob Murry I would have to agree with @Rhett Tullis on the rents.  You may be able to get $800 for a few properties but the majority will be less.  Also it is a little tough to determine your accuracy on potential cash flow due to the little information you provided.  Are you calculating for mortgage, taxes, insurance, repairs, vacancy, property management?

Hello fellow BP members! 

A partner and I are working on purchasing an off market deal from a soon to be retired landlord for 8 single family homes.  The numbers check out and this will be a great deal however we are stumped on figuring how to pay for some of the repairs that probably need to be addressed.  We have the money for down payment and closing however we know we should have a reserve fund for some of the repairs that need to be addressed right away and in the future.  

We have thought about getting a line of credit through the bank, pulling in another partner to help out with cash, and also private money lenders.  We are just looking for a little advice on a way forward with this deal.

Upon the death of a landlord or tenant, a valid lease creates obligations that survive the death of the landlord or tenant, with certain exceptions. A tenant's estate (his mom) remains liable for payment of rent if the tenant dies; the landlord's (your) estate remains bound to provide occupancy despite the landlord's death.

Haven't used them.  I have been using Safeco, just got quotes from a local Shelter Insurance agent and they were pretty comparable. 

I would just google several different agencies and look at their reviews. One Shelter Insurance office could really suck while another Shelter Insurance office good be great!
