@David Groemping Welcome to the site! OKC is a great market and a very hot one at this time.  I suggest you read David Greene's book on long distance real estate investing.

I think it is going to depend on your specific area, the midwest is fairly large and prices will vary by location.  I would say about $45 a sq ft for fully gutted (this is in my area).

@Elliot Saks The numbers look pretty decent. The only thing I would ask is how confident are you with the ARV? The rental rate?

What was your dollar per sq ft repair cost estimate?  May want to contact a few local contractors and get estimates on this in the area for what repairs are needed. 

Just my thoughts.

@Eve Oliver, I typically hire the majority of renovations out.  What are you looking at doing to this bathroom?  I can send you recommendations on who to use.

@Brian Washburn I have recently switched to Vinyl plank flooring.  It's cheaper than tile and seems have a durable life span and if an area gets screwed up some how, its easy to replace.

@Bola A. Are you getting that interest rate from a bank, Private money lender, or Hard money lender? I feel that it all depends on who you are getting the loan from. Also the type of loan is a big determining factor, i.e. FHA, conventional, VA, commercial?

If you are going with a traditional bank, your best bet is a smaller regional bank.

I would have to mimic what Bruce said.  Do you happen to have an emergency contact for her that you could reach out too?  Should've got one when she filled out an application 6 years ago.
