@Mark Waldrip if you are a member of TFCU you have access to free financial planners.  Dustin Helman is the guy I have met with several times. He is very knowledgeable and also would understand the real estate investing, because he also invests in real estate!

I run a local landlord/Property Manager meet up on the first Thursday of every month in Shawnee.  We try to have different speakers come and talk.  We also discuss various topics related to the business if any of you want to join.

@Cassi Justiz is right, they can be a little tricky.  However with it being a small multifamily, your comps are going to be ran very similar to comps that are ran for any single family home, comparing prices paid for recently sold homes that are comparable in size, style and location.

Hey @Ashley Wray welcome to the site! My slice of advice would be to education yourself to get the basics down, listen to the podcasts, read countless books and keep educating yourself as you begin to actually invest. Also start attending local REI meetups, this is the key to networking!

In my personal opinion, if it is not that much (less than 2500) I would just cut your losses.  You will end up spending extra money to possibly never see the money they owe you.  Here is a good thread from another forum post discussing a similar subject.

You can take them to small claims court, get a judgement and start garnishing their paychecks, but like I said before, most of the time they will quit their job and you'll have to go file for garnishments again.  Its possible, just painstaking.  Whats your time worth?
