I completely agree with @Rhett Tullis on this.  Even the wholesalers are selling at a premium, numbers just dont make that much sense unless you have hoards of cash and need to place it somewhere for a short time.

@Jeffrey Wong Edmond is a very desirable area, not only for the school districts but also for the amenities and closeness to OKC.  There has been new construction being built here for a long time however the demand is there so I would say that builders are just meeting the demand. 

I also think it depends on the price range for the appreciation.  This is Oklahoma so homes will not appreciate like they do on the coastal cities. 

Historically, Edmond is on average a higher priced area than any of the surrounding towns in the OKC Metro.  Edmond is not a very high cash flow area unless you bought 10+ years ago.  If you are looking for cash flow, I would focus on other areas around or in OKC.

I completely agree with @Levi Ballard on this. Best thing to do is to start going to meetups/networking.

@Justin Mayne, I have had similar issues with inherited tenants.  

What is the timeline left on the existing lease?  

What is the market rent for the above garage unit? 

I personally would have her sign a new lease that clearly states the terms of the lease. If she is unwilling to sign a new lease then I would file for eviction.  The scenario you have described seems like she is a difficult tenant and will continue to be one going forward, especially if she has her own attorney.

I would have to agree with @Rhett Tullis on his statement. Even for out of state investors, most homes are over priced for investment opportunities.

@Haley Powell My suggestion would be to educate yourself as much as possible at first.  I personally would invest where you know first to get a good understanding. However I do recommend that you read the book on long distance real estate investing by David Greene.  

I don't think you are going to "cash flow" that much in DFW area as you are going to in OKC area though.

@David Bloomer Welcome to the site man! Sounds like you have a solid vision/plan in place. Networking has been my biggest help in my real estate career.  Definitely get involved and start going to a few a month if you can.
