It depends on your goals.  However small multi families are a good way to start.  You have multiple incomes so in a way you are reducing your risks.

@Bob Foglia I recently switched all my properties to Shelter.  I typically go with whoever has the best rates/coverage.

@Cynthia Miller To many of your questions I would have to answer, "It Depends". What portion of OKC and Tulsa are you looking at investing in? Do you want B class areas or C - D class areas? Also depends on who you choose as a tenant. I personally, haven't had anything major over my years of investing other than the normal stuff every landlord typically goes through. I would do a little research on the macro economical standpoint and start drilling down from there. You can check out IRR.com or greateroklahomacity.com and check out their 2018 economic forecast. Lots of good material.

@Mason Wade Morris I would have to second what @Jimmy Martz said.  I currently have my license hung at Ron and Angelena's brokerage.  Plenty of training and the structure suits my needs as well.

@Alex Bekeza For a scanning app, I recently found iScanner which is super easy and user friendly.  Converts everything directly into a pdf and good quality.  

MileIQ is a great app for tracking your mileage. 

Castbox for listening to great podcasts, like the Biggerpockets Podcast. 

Simple loan calculator for a quick reference. 

Google Drive. 

Google calendar, great to time block your day.

@Caleb Wayne Dobrinski You absolutely can, I personally think you probably need a little more money to put down, closing, etc.  I think one of your bests bet would be to house hack and live for free with your first property, which will allow you to save up more money for your next deals!

@Jacob Murry that was what I thought when I first started as well.  If you stick with it, you will end up owning several properties and may want to offload them in the future, but you wont be able to because you didn't account for PM when you bought those properties.  The conservative thing to do, even if you plan on managing yourself, is to account for PM and pay that 10% to yourself.
